Directions:
From Fort Garland, go south on Colorado Highway 159 for about 12 miles and turn left a little south of Mile Marker #22 on
Jasper. Take the next right from Jasper-- go .4 miles-- and then turn east on Rito Seco Road. Head east
a little more than 5 miles, pass the Gold Mine Maintenance Building and then turn right on Forbes Road. Head up Forbes
Road just over 3 miles to Wood Rd. Turn left. Zero odometer and drive approximately .10 miles.
Lot will be marked with red tape on the right side of road.

Forbes Road which means "easy access." It is relatively flat, has great tall pine trees and a lot of different

at this elevation (9,696') are 10 degrees cooler than our lower parcels and guaranteed to be about 30 degrees cooler than

Acres---$9,900 Cash or $11,000 with our financing with $4,000 down and then 62 monthly payments of $150 This parcel is located about
13 miles south -east of Fort Garland at Elevation 9450'. This parcel is priced about half of
similar properties because most of it is sloped more than 10%. But when we scouted this, property on October
15, 2011 we found several areas that will allow easy access from Freeman Rd and open areas for parking, camping and building.
Once you climb to the top of this parcel, there is a great view toward the Mt. Blanca Massif and the Sangre De Cristo
Range to the south. We took the
photos on the first day of the combined Colorado Elk/Deer rifle season and since it had snowed a few days before, there were
lots of elk tracks in the moist ground. The SDCR Area has over 7000 acres of "Greenbelt"
which was set aside by the developer for hunting and recreation . There are several large Greenbelt areas nearby. As can be seen from the photos of this land,
there are lots of tall firs and spruce trees and some aspen trees on this property. Directions: From Ft. Garland, head south on
Colorado 159 for about 5 miles and turn left at Mile Marker #29. Head east on County Lane 6, after three miles, take the left
fork and continue for another 0.9 miles. Turn right at Luke and
then take the next right and continue on Slegers Rd. Head south-east on Slegers for 4.4 miles and turn
right on Freeman. Zero odometer as you turn on Freeman. Pass Evans and then take the next right which is Warfield Rd. Go up
hill and stop vehicle when odometer turns over 0.6 miles. Property starts at vehicle with frontage on Warfield for 440'.
This property starts at the tangent point of the big curve has frontage along the entire curve.

Our parcel is at the end of the cul-de-sac on Christian Rd. It has a tremendous vista across the valley
to the south-west and depending on the weather conditions-- it is possible to see 100 miles across the plains and valleys.
There are mature pine and cedar trees on the property, and some decent flat space for a camp or an RV pad. It does slope
down, but there is adequate usable space. There is NO electricity in the area - although there are a few cabins
and campers in the vicinity The dirt roads are OK-- the county crew had already been up there this year and due
to sandier and less rocky soil-- it would be easy to navigate in a van or even a passenger car. It was quite peaceful
and quiet up there and undisturbed during the end of May and early June.

ALPINE PROPERTIES
Sangre De Cristo Ranches Alpine Lots are generally
above 9,000' in elevation with some as high as 11,600'. They have seasonal access, usually between Memorial Day and
New Year's day. Since the temperature drops 3.2 degrees for every 1000' of elevation, it is often up to 20
degrees cooler up there. Precipitation goes up with elevation, and while at 8,500' in our area we have pinons and cedars,
tall trees will be found above 9,200' ( Ponderosas, Spruce, Firs and Aspen). Where Alamosa at 7,500' has a high
desert climate with only 7" of average annual moisture, the high country will often see 40"-80" of annual
precipitation. Alpine flowers will spring up in late June and bloom most of the summer. Trees and grasses are
much more lush and green, and the elk and deer head up in the high country as the snow melts and they are driven back
down when the snow up there gets too deep.
There are many cabins up in the high country and some people
keep snow-mobiles to access their cabins after snow drifts or deep snow close the roads in December or January. Wolfgang
has been coming to Costilla County since 1969 . He does not remember a year, that heavy snows closed the alpine roads in October
or November, when the regular elk and deer hunting seasons are held. The area is ideal to sit on the porch
of a cabin just to cool off when the temperatures in Denver and Colorado Springs get up close to 100 degrees. With over 400
miles of Costilla County maintained roads -- many of them criss-cross the high country. There are plenty
of possibilities for riding ATV's and trail-bikes up there. These roads also are great for cross country skiing.
Most of out alpine parcel customers are hunters. They will use their cabin for family outings in the Summer and bring
their hunting buddies up there in September for bow hunting and muzzle loading season or during the regular hunting seasons
in October and November. The Sangre de Cristo Elk Herd ranges from 4,000-6,000 animals, and hunting is usually
good above 10,000'. There are thousands of acres of Greenbelt available for hunting and with a large parcel
with proper terrain and no occupied cabins within 1/4 mile, it is often possible to hunt on your own land. Last
season, two bulls were taken on our SDCR D-3.
