San Luis Valley Ranches Unit 2, Block 10, Lot 3 -- 5 acres.  $5,900 Cash or $6,500 with financing which will require $2,500 down and payments of $150 per month for 30 months.

Located on 4th Street, west of Cedar, this property is close to town and there is power across the street which is a Big Plus!  It has typical vegetation, a great view  north to the mountains, and also has easy, year-round access.  There is a well-built and neat home also across 4th Street.  Sorry to say,  some of the neighborhood has a conglomeration of trailers and vehicles, but it is far enough away to be shielded if you planted a row of trees, put in a fence, or perhaps erected a garage or shed on that eastern side.  We have offered this parcel before but not for a few years.  After you add your own well, and septic, this would be a super parcel for a permanent resident.

San Luis Valley Ranches Unit 6, Block 7, Lot 10 -- 5 acres.  $5,000 Cash or $5,500 with financing which will require $2,500 down and payments of $138 per month for 24 months.

Typical SLVR property located near the corner of Pinon and 10th Street, this 5 acres has easy access to town and to the highway and has a flat terrain with native vegetation.  The winter photos are typical of January, but in the other three seasons, the Mount Blanca view is much more dramatic.

SLVR Unit 8, Block 6, Lot 4-- 5 Acres

$5,200 cash only

For privacy and a more pristine area, this 5 acre parcel has low growing vegetation and has the view with few neighbors.  Again, we recommend solar or wind power in this area and storing water in a cistern.  This parcel has been through a Quiet Title Action which is a value added feature.  It is isolated from residents of the SLVR but it not that far to hit Hwy 160 and get groceries and mail in Blanca or head into Alamosa to the Pizza Hut.

SLVR Unit 8, Block 1, Lot 14-- 5 Acres -- $5,000 cash or will finance for $2,500 down and 24 monthly payments of $138.  You are not allowed to build or occupy this area other than camping until you pay us in full for the property,

SLVR Unit 13, Block 6, Lots 3 ,4 and 5 --15 Acres -- Alamosa County   Purchase all three parcels for $21,000 cash. (New Reduced Price August 1, 2010)
..
This land is on the lower slopes of the Mount Blanca Massif, 3 miles from paved CO 150 and 4.5 miles from the little town of Blanca on US Hwy 160. The last mile to the property is rugged with rocks and dips, and require slow speeds and 7" minimum ground clearance. A 4 wheel drive vehicle is recommended.
Unit 13 is surrounded by public land. The San Isabel National Forest boundary is 1/2 mile away and BLM land is 1/4 mile away-both in easy walking distance.  Tobin Creek flows 1/2 mile to the east and some locals use that as their water source. The Rio Grande National Forest is also nearby. The Forest Service Access Road leading up to Lake Como (Alpine Lake) and several of the 14,000' peaks is less than 3 miles away.  The Sand Dunes National Park Entrance is 18 miles away, and San Luis Lakes, with great rainbow trout fishing is 22 miles away.
This is a great area for vacationing and hunting but we would not recommend it for a permanent residence.  There are two mountain homesteaders living in the area.
These three lots are on a gentle, south facing down slope, ideal for solar  power.  People in the immediate area are using  water tanks and cisterns.
There are no wells nearby, but it is estimated that depth to good water would be less than 250'.  Composting toilets, incineration toilets and septic systems are used in Alamosa County.

SLVR Unit 14, Block 14, Lot 14, Lot 6 -- 5 acres.  $5,400 Cash or with our financing, $3,000 down and 24 monthly payments of $138.  (Financed price is $6,000)

Located on 16th Street and at the very western edge of the SLVR subdivision near Grant - this parcel is just beginning the upward slope of Mt. Blanca and would not be extremely difficult to get to up rocky roads, but would have the tremendous Mt. Blanca View.  It is native grasses and no trees.  We will have some actual photos of this lot in a few weeks.  The current photos are of the area.
