Food for Thought-- Some other land sellers offer parcels of land for $99 per month for 10 years.  The actual cost of the land ends up being thousands of dollars more than the original price and the parcels themselves are in areas that we don't even deal with because of their inferior location, lack of roads or any type of infrastructure, and distances from neighboring towns.  Our parcels, if inferior in some regard, will divulge their condition in our write-up, the photos will be accurate and from the parcel and our prices will be in the range $3,000 to $5,000.  It just bears thinking about.......

This parcel is a typical San Luis Valley Ranch parcel - located a little bit to the east of the subdivision.  It has native vegetation, is a corner lot, and there may be a neighbor to the west of this lot.  We encourage our buyers to look at the land before they purchase and we do remind our buyers that they have to obey the Costilla County Land Use Rules and Regulations in terms of obtaining permits, building structures, and putting in a septic system.  We estimate that in addition to the land, another $15K minimum is needed for land improvement for a well and septic.  The cost of housing is on top of that price.  We allow temporary camping but no building or living on our land until it is paid in full.

SLVR parcel with typical native vegetation, good dirt road access, and fantastic views to the surrounding areas.  It is located on the north side of 9th Street, just west of Vine.  It is less than one mile from the Arrowhead Entrance off US Highway 160 and 15 miles east of Alamosa. It would be a good camping plot but for building, all county rules and regulations would be required, including a septic system, a water source and probably solar power.  We sold this to a lady from Massachusets years ago and her situation changed and she couldn't use it anymore.  This parcel is located near the western edge of the San Luis Valley Ranches in an area sparsely populated, with only two or three permanent residents within miles. Power is more than one mile away.  This parcel has never been through foreclosure.  The Mt. Blanca Massive with four 14,000+ foot peaks towers immediately north.

This parcel is conviently located in the San Luis Valley Ranch area on 13th Street and is the third lot west of Pinon.  It is 5 acres and is just down south a bit of the natural pond that attracts wildlife to the area.   It has wonderful views to the north, but isn't too far from town. The parcel is flat and has no trees, but they will grow if you water them.  Of our two Unit 9 parcels for sale as of late September, 2015 -- this one is closer to the mountain.

This parcel has beautiful views of nearby Blanca Massif to the north, as well as other high mountains to the east and west.  It would make an excellent site for a permanent, solar-powered home or cabin, or a good place to park an RV for a week or two.  The small down of Blanca is a 10 minute drive away, with its Post Office, convenience store, Lu's Cafe and an RV park with dump station.  Alamosa -- with its many restaurants, grocery stores, hospital and other amenities -- is about 20 miles west, and the Sand Dunes National Park is about 15 miles northwest. 
 
Directions: From the Red Rock store in Blanca (corner of U.S. Highway 160 and Broadway), head north on Broadway to a dead-end at 17th St.  Turn left, then right on Cedar.  Continue north to a left turn on 12th St.  Drive west one block to a right turn on Aspen St.  Follow Aspen one block to 13th.  Lot is on right, on the southeast corner of Aspen and 13th, with 660 feet of frontage along Aspen and 330 feet along 13th -- see plat map below.

SLVR Unit 13, Block 3, Lots 8 and 9 -- 10 Acres for $14,900. We can finance for $4,900 down and 50 monthly payments of $230. Our interest free FastPay option requires $5,300 down and 24 monthly payments of $400.

These adjacent lots are located in Alamosa County and they are across the road from hunt-able BLM Land and easy walking distance, about one quarter mile to the Rio Grande National Forest. Both lots are gently sloped, with great Valley views and a nice stands of Pinion trees. The access road is rocky and we recommend a high ground clearance vehicle. From there it is about six miles to the little town of Blanca and 18 miles to the Wal-Mart super store in Alamosa. The trailhead for the Lake Como jeep trail is 2 miles from the property. The Sand Dunes National Park is 10 miles to the North-West.

There are NO utilities up there and residents use solar power, propane tanks and septic systems.  Because it is rocky, a well might be impossible or very expensive.  For a cabin, we recommend a buried cistern. The San Luis Water Department sells 500 gallons of drinking water for $25.  People with cisterns will often mount a 300 or 500 gallon water tank on a trailer to get the water from San Luis.

Directions: Start at the Intersection of US 160 and Colorado 150, about 5 miles west of Blanca.  Zero odometer while turning from US 160 on CO 150. Head north for 2.6 miles and turn right on 18th Street. Zero odometer as you turn right. Head east on 18th for 2.4 miles and turn left and then keep left and continue NNW on dirt road. Near odometer 3, pass 20th Street on your right and then with quarter mile increments 21st, 22nd and 23rd. These two end to end lots start at 22nd and continue uphill for 1/4 mile to 23rd.
