1.18 acres, $7,000 financed with $2,000 down.  $200 per month for 28 months.  Cash price $6,300.  This is probably the best value in Forbes Park right now-- because of the nice location and reasonable price

This parcel is in the center of the park, about 7 miles from the front gate.  There doesn't appear to be any power nearby.  It is heavily treed with both old and new trees-- pines and aspen.  Some clearing would be required, but the parcel is essentially level and elevated a bit on this side of Burgone, so it would drain well and it is easy to locate.    The elevation is 9,236'.

This parcel is located near the center of Forbes Park.  It is nearly flat, has a dense tree cover of Ponderosa, Aspen and Spruce . On a neighboring parcel a few hundred feet to the south, there is a nice residence is under construction.

There does not appear to be any power nearby, but several parcels with underground power were located about 3,000’ to the south.  There was a flowing stream about 1,500’ south in late May of 2007.

This is a great spot for a hunting cabin. A Forest Access Road to San Isabel National Forest is only 5/8 mile away, and at almost 10,000' elevation, there should be good elk numbers there during hunting season.

Forbes Park is a gated community about 13 miles east of Fort Garland and 130 miles south west of Colorado Springs. It is truly a "PARK" with many alpine meadows, aspen, spruce and fir forests, and several alpine lakes. Forbes developed Forbes Park starting in the Mid 1970's and sold all properties.
The Homeowner's Association maintains roads, common areas and the club house keeping the area pristine and as a first class gated development is the goal of the residents.
Only short-term camping is allowed, and covenants ensure that new construction fits into its natural, alpine setting. The Association has snow plows and many of these parcels are accessible the year around.
Just Added to our site- A summary of the Camping procedures:
Camping at Forbes Park

The overriding consideration for camping in Forbes Park is the Fire Danger. There are strict regulations for fires and there is a need to know the location of all campers in case of an ordered evacuation.  A secondary consideration is leaving a set-up camp for days or weeks. Since Forbes Park is such a pristine area, the 30+ year old Covenants prohibit parking or storage of camping trailers and RV’s on the owner’s property. Forbes Park has a designated storage area with a moderate monthly cost.  The Covenants limit camping as detailed below.

 

Owners may camp on their property for three days, without advance notice. Just fill out the camping form inside the gate and deposit it in the drop box.

Owners may camp on their property for up to three weeks, by applying to the ECC

(Environmental Control Committee).  This should be done at least 7 days in advance.

After three weeks, the trailer or RV has to be removed for at least 24 hours.

After that, another three week stay is possible.  Seasonal stays are also possible to allow an owner to stay on their property during construction.  The board has also allowed seasonal stays under other special occasions.

Effective October 1, 2005 - Forbes Park is charging a fee of $200 to change ownership on a parcel located there.  There is a form to complete and also the fee must be collected during the title transfer process, and the buyer(s) must sign a the agreement before they will be issued a gate card and be permitted access to Forbes Park. 

You can not go in the park without a gate key and there is an attended gate now with staff on hand to check.  You can also not LEAVE the park without a gate key.  Therefore, check with Wolfgang's Schedule if you want an appointment to view Forbes Park properties.
